Asset registry, PPM calendars, breakdown response, spares/AMC coordination, compliance logs. Sector focus Shopping Malls: chiller/VRF ops, AHU/FAHU hygiene, fire systems testing, common-area power. Manufacturing Units: compressors, cooling towers, process utilities, DG load management, STP/ETP support. QSRs/Restaurants: kitchen ventilation & make-up air, cold-room/refrigeration checks, LPG safety liaison. How we run it PPM ≥ 98% adherence with digital sign-offs; SLA heatmap on CAFM. Breakdown triage: Critical response ≤30 min, restore target ≤2 h (site-dependent). Compliance: fire pump/alarms weekly tests, earth-pit checks, statutory periodicity trackers. SLAs & KPIs PPM compliance ≥ 98% | MTTR (critical) ≤2 h | Repeat faults ≤5%/mo Energy kWh/m² (or per ton of cooling) trending (optional IoT sub-metering) Included: On-site techs/supervision, PPM schedule, checklists, CAFM tickets & MIS. Excluded: Capex spares, OEM/AMC costs, major repairs, specialty access gear.
